Architectural and Structural Design
All houses are built with a solid reinforced concrete and brick structure, complemented by vertical and horizontal seismic ties for maximum safety. Inter-floor slabs are monolithic reinforced concrete, and the roof is flat, with sloped concrete, PVC waterproofing, and protective gravel. Elegant ALU-wood panoramic windows and doors ensure abundant natural light, while atriums allow daylight to illuminate up to half of the basement spaces.
At the foothills of Mount Šmarna Gora, the neighbourhood features three types of homes – atrium townhouses, townhouses, and private villas – all in three levels (B+GF+1) with thoughtful floor plans, premium materials, and contemporary architectural solutions.

Atrium townhouses (approx. 225 m² of living space) impress with a large private courtyard, sunny orientation, panoramic walls, and a cantilevered overhang providing shade and a covered terrace. The basement includes a naturally lit fitness room, utility room, and mechanical room. The ground floor offers an open living area with the option for a home elevator, while the upper floor contains bedrooms and a study.

Townhouses (approx. 225 m² of living space) are bright, open towards a private courtyard, and clad in a combination of ceramic and brick. The ground floor hosts the living area, the upper floor the bedrooms, and the basement provides additional space for storage or a fitness room.

Private villas face south with large panoramic walls, spacious terraces, and complete privacy. The functional layout includes a living area on the ground floor and bedrooms with en-suite bathrooms on the upper floor.
Completion Status of the Properties at Handover
The houses are sold in the so-called extended third construction phase, meaning that at handover, the exterior of the buildings will be fully completed. Structural and construction works will be executed on all levels. All internal load-bearing walls will be constructed. Roofing works will be completed, including installation of gutters, downpipes, and flashing. Windows and entrance doors (external joinery) as well as balcony railings will be installed. The houses will have a finished façade, meaning the building will be covered and enclosed.
The external landscaping will also be fully completed.
